Essential Skills and Qualifications

Auditor Characteristics

Auditors should be open-minded and possess sound judgement, analytical skills and tenacity. They should have the ability to understand complex organisational structures, contractual arrangements and project delivery models within the built environment sector. Auditors must be capable of evaluating organisational processes from both a strategic and operational perspective while understanding how individual functions contribute to the delivery of safe, compliant and quality outcomes.

Customer Facing Skills

Auditors shall demonstrate excellent customer service skills at all times. As a certification body, our role is to gather objective evidence to determine conformity with the requirements of BS 99001. While maintaining impartiality and independence, auditors must be professional, approachable and capable of developing constructive working relationships with clients throughout the audit process.

Technical Knowledge and Industry Competence

Given the specialist nature of BS 99001, auditors are expected to possess a sound understanding of the built environment sector and the challenges associated with delivering safe, compliant and high-quality buildings and infrastructure.

Applicants should demonstrate knowledge and experience in one or more of the following areas:

Building design, construction, maintenance or asset management.
Construction project delivery and lifecycle management.
Quality management principles within the built environment.
Contractor, subcontractor and supply chain management.
Design management and change control processes.
Risk management within construction and infrastructure projects.
Procurement and commercial management within construction environments.
Verification, inspection, testing and handover processes.

In addition, auditors should possess working knowledge of:

The Building Safety Act 2022.
The role and responsibilities of dutyholders within the built environment.
Building safety governance and accountability arrangements.
The “golden thread” of information and information management requirements.
Competence management and organisational capability requirements.
Management of building safety risks throughout the building lifecycle.
Design and construction control processes.
Regulatory compliance within the built environment sector.
Applicable UK construction legislation, regulations and industry guidance.

High-Risk Buildings Knowledge

For organisations operating in higher-risk building environments, auditors should have an understanding of:

Principal Designer and Principal Contractor responsibilities.
Building Control approval gateways.
Safety case principles and building safety assurance.
Occupied building management and resident engagement considerations.
Change management and information transfer throughout project lifecycles.

Qualifications and Work Experience

There is no one-size-fits-all approach to becoming an effective BS 99001 auditor. We are seeking individuals with a combination of industry experience, technical knowledge and auditing capability.

Our assessment criteria may include any or all of the following:

Relevant qualifications within the built environment sector, such as construction, engineering, architecture, surveying, building services, project management or related disciplines.
Significant practical experience within construction, engineering, infrastructure, facilities management or associated sectors.
Experience of quality, compliance, assurance or governance activities within the built environment.
Auditing, inspection, consultancy or assessment experience.
Experience working with organisations subject to the Building Safety Act 2022 or related regulatory requirements.

Auditor Training Requirements

It is desirable that applicants have successfully completed auditor training in one or more of the following:

BS 99001 Built Environment Quality Management Systems.
ISO 9001 Quality Management Systems.
ISO 19011 Guidelines for Auditing Management Systems.
ISO/IEC 17021-based auditing principles.
Building Safety Act 2022 awareness or competence-related training.
Construction quality, compliance or assurance-related qualifications.

Previous experience conducting first, second or third-party audits within the built environment sector would be advantageous.
